Major Upzoning Plan for The City Expanded to North Beach, Telegraph Hill, and Fisherman’s Wharf!
| Mayor Lurie’s Major Upzoning Plan for San Francisco Includes: North Beach, Telegraph Hill, and Fisherman’s Wharf As many of you are aware, the Breed administration initiated an effort to raise height limits in San Francisco, which the new Lurie administration is now more aggressively pursuing. In the latest proposal, North Beach and Telegraph Hill were added to the map along with Fisherman’s Wharf. The changes will dramatically assist developers in converting our current 40-foot limit into monster high-rises. Daniel Lurie and Danny Sauter, in conjunction with State Senator Scott Wiener and the Planning Department, are opening up the floodgates to high-rises, real estate speculation, and residential evictions in our neighborhood. For context, the above image represents our neighborhood. Dark yellow represents a height limit of 85 feet. Light yellow represents a height limit of 65 feet. Dark grey represents a height limit of 50 feet. Light grey represents what’s called density decontrol. Example: A lot at Columbus and Lombard, currently zoned at 40 feet, will be rezoned to 65 feet. That, coupled with what is called “state density bonuses,” can result in a high-rise that, with combined state density bonuses, density decontrol, and the proposed new height limit, could be 19 floors, and 238 feet. A recent example of that kind of building was proposed at 1088 Sansome Street. We are looking at a change that would represent an existential threat to our neighborhood and undo the 60-year-old 40-foot height limits. This kind of change to the zoning map will encourage land speculation and evictions, which lead to luxury development that DOES NOT lower housing prices.
